We do not charge a fee upfront to property developer, instead we raise our initial fee from investors and charge to the SPV. The initial setup fee is 5 percent with a 20
percent success fee based on an investor’s gross return to cover our operating
costs of monitoring and managing projects. For example, if a project requires
equity worth £1 million, our aim would be to raise 1,050,000 from investors.
Upon successful completion of the project and when it leads to a 25 percent
annual growth return, we will take 5 percent from it, leaving investors with 20
percent annual gross returns.
